Pre - Purchase Visit and Viewing

Once you have selected your ideal property or plot, or if you want to look at a shortlist of properties, we can assist with organising a visit to the island.

While you are here, one of our team will be available to show you your chosen properties at first hand and answer any questions you may have.

We can also help to arrange accommodation and car hire if you wish.

The Purchase process

We will assist and advise you throughout the entire process.

It involves:

Obtaining a Tax Number is a simple and no cost process.

Appointing a reputable local lawyer to act on your behalf, check the seller's title deeds and any charges or mortgages against the property.

Using a Public Notary to draw up the contract, ensure the transfer tax is paid, witness the signing and register the contract (New tile deeds).
In some cases a survey may be necessary.

We can also arrange translation of documents where required, and assist in opening a local bank account.

You will need to budget for:

Deposit: Usually 10% of the purchase price

(non-refundable if you back out)
(Refundable if tile deeds or legal documents are not in order for completion of purchase)

Government transfer tax: 3%

Lawyer: 0.5 - 1% of sale price

Public Notary: 1%

Estate Agents fee: 2% of sale price plus 23% VAT

Translation costs

Power of Attorney: If you are unable to be on the island for the various processes requiring your signature, it is usual to arrange for a Power of Attorney, either to us, your agent, or to your lawyer. This power of attorney will be limited to matters connected with the purchase of the property and will not extend to matters outside that scope.

Unlike the UK , where gazumping is a risk, in Greece , there is a pre-contract which is binding on both parties. This prevents gazumping (increasing the price before final contract), but also commits you to complete the purchase, or forfeit your deposit.
